La Directiva Europea 2010/31 exige a los estados miembros de la Unión que todos sus edificios públicos a partir del 31 de diciembre del 2018 sean Edificios de Consumo Casi Nulo (ECCN), y que todos los edificios sin excepción lo sean a partir del 31 de diciembre de 2020.

El 23 de junio del 2017 se publicaba en el BOE la Orden FOM/588/2017, de 15 de junio, por la que se modifican el Documento Básico DB-HE "Ahorro de energía" y el Documento Básico DB-HS "Salubridad", del Código Técnico de la Edificación, aprobado por Real Decreto 314/2006, de 17 de marzo.

Esta modificación de los Documentos Básicos DB-HE y DB-HS del CTE, viene derivada de la necesidad de dar respuesta al Dictamen abierto por la Comisión Europea por a su entender, una incorrecta trasposición de España de la Directiva 2010/31/UE, y tiene los siguientes objetivos concretos:

Adaptar su contenido a lo establecido en la Directiva 2010/31/UE del Parlamento Europeo y del Consejo de 19 de mayo de 2010 de eficiencia energética de los edificios.
Converger con el procedimiento para la certificación energética de edificios definido en el Documento Reconocido de “Condiciones técnicas de los procedimientos para la evaluación de la eficiencia energética de los edificios”.

La aparición de la construcción prefabricada supuso una serie de ventajas de gran importancia al acortarse los tiempos de ejecución y aumentar el control de la obra.

La clave del éxito de la construcción industrializada reside en que se realizan en fábrica la mayor parte de los trabajos de construcción partiendo del proyecto ejecutivo del arquitecto, desde el primer perfil estructural hasta el último detalle de acabado, con lo que se consigue una mejora en los tiempos de ejecución, mayor control del proceso y calidad del producto terminado.

La industrialización implica un proceso seriado del mismo modo que se lleva a cabo en la fabricación de un coche o cualquier otro producto industrial, esto no significa que todas las casas deban ser iguales, el diseño de cada casa puede ser único personalizándose al gusto y necesidades de cada cliente.

El uso de materiales técnicamente avanzados y un sistema constructivo definido, hacen posible un control exhaustivo del proceso de construcción y un testeo máximo de la calidad de los materiales y acabados, lo que nos permitirá garantizar la durabilidad y eficiencia de nuestras casas.

Otro de los aspectos clave al construir una casa industrializada, es que se cuida al máximo la fase de proyecto, coordinándose el personal técnico de fábrica con el arquitecto del cliente. Esta coordinación permitirá que los cambios durante su fabricación sean mínimos o inexistentes, todo debe quedar cerrado, decidido y claro en la fase previa a producción. Centralizar todo el trabajo en la fábrica implica una serie de ventajas logísticas que hacen posible la rapidez de la construcción, todo el proceso de fabricación está mecanizado, esto quiere decir que al igual que en el resto de sectores industriales, los procesos de construcción están pensados y programados para que se realicen mecánicamente con personal cualificado.

En la construcción tradicional son frecuentes los retrasos, bien por consecuencia de las inclemencias del tiempo, por bajas laborales de los operarios, por retrasos en los suministros de material, causados por el personal subcontratado o entre los distintos oficios de la construcción. Evitando estos problemas conseguiremos reducir sustancialmente los plazos de ejecución de la obra, garantizándose un acabado de altísima calidad y un diseño personalizado para cada cliente.
